ZBA grants special permit for 12-by-24 addition at 41 Liberty Ave with standard conditions

The Revere Zoning Board of Appeals granted a special permit to property owner Francisco Rosa to replace an existing 12-by-12 sunroom with a 12-by-24 addition at 41 Liberty Avenue.
Francisco Rosa, who identified himself as the owner, said the existing sunroom was converted from a deck under a prior permit and that he seeks to reconstruct and expand the enclosed space so it can be used year-round. "Part of the reason that it has it is because it's a sunroom... In the winter, it's practically useless," Rosa said.
Board members approved the special permit subject to the board’s standard conditions: the rights lapse if not exercised within two years; the special permit and plan must be recorded in the Suffolk County Registry of Deeds with recording details submitted to the city clerk and building inspector; and the property must receive site-plan review approval prior to applying for a building permit.
The roll call recorded yes votes from Mister Lemina, Mister Lopes, Mister O'Brien, Mister Pelton and Chairman Tucker. The chair announced the special permit granted subject to the imposed conditions.
