Architect Sam Williams of Craft Architecture presented the proposal on behalf of homeowners Christopher and Kathleen Kenny. Williams said the project adds 762 square feet to an existing 1,668‑square‑foot house, a 45% increase that triggers ZBA review under Norwood Zoning Bylaw §5.4. He said the primary building footprint changes remain within existing setbacks; the deck will continue to sit approximately five feet from the property line and will not increase the property’s degree of nonconformity.
Board members confirmed the building’s proposed height remains under the 30‑foot threshold. Matt noted the applicants submitted a letter signed by six neighbors expressing support; Williams confirmed most signatories were adjacent neighbors. No public opponents spoke at the hearing.
After closing the public hearing, the board voted to approve the special permit. The motion was made and seconded (recorded in meeting); all four board members—Al, Shannon, Rachel and Matt—voted yes. The board instructed staff to include the submitted neighbor support letters in the project file.
The approval allows the Kennys to proceed with required building permits and inspections.
