The Norwood Zoning Board of Appeals on Aug. 5 voted unanimously to grant a special permit for an addition at 201 Camden Road (Case 25‑14).
Applicant Lucas Clark told the board he plans to push the kitchen back to align with an existing three-season porch, alter the rear roofline into a saltbox dormer and add two doghouse dormers on the front. Clark said the project adds 535 square feet to a current 1,162 square feet of living area and that about 180–200 square feet of that total comes from an existing three‑season porch that he believes was not previously permitted. “I don’t believe it was permitted,” Clark said.
The board asked for clarifications about setbacks, existing garage dimensions and which rooflines would change. Clark said the existing garage and its roof will remain unchanged and that the new work follows the surveyed setbacks for a corner lot. Building‑inspection staff had determined the project exceeded the 25% threshold that triggers ZBA review.
After brief questions from board members, the board closed the public hearing and voted to approve the special permit. The motion to close the public hearing was made by Al and seconded by Matt; the motion to approve the permit was moved by (recorded in the meeting) and seconded by Matt. Al, Shannon, Rachel and Matt each voted yes.
The board congratulated Clark for cleaning up the property and wished him well on the project. No letters of opposition or public comments were offered at the hearing.
The approved relief was limited to the special permit under Norwood Zoning Bylaw section 5.4; no other permits or conditions were recorded in the meeting minutes.
