Marshall Council approves rezoning for 201 Legion Field Road from R1 to R4

Ilya Gutman, presenting for the city, said the rezoning request aligns with the city’s comprehensive plan and is intended to allow potential future development. “The purpose of that is potential future development. Comprehensive current comprehensive plan, shows this as a high density, use,” Gutman told the council.
Amanda, representing the Planning Commission, said one nearby couple who live on Tenth Street raised concerns about increased traffic but that the commission found the rezoning consistent with the comprehensive plan. A councilmember whose ward includes the site noted similar concerns had not previously produced traffic problems at a nearby apartment site.
Amanda moved to approve the rezoning ordinance; Craig seconded. The council voted to approve the rezoning.
The council’s action implements a land-use classification that staff and the Planning Commission reported is consistent with the adopted comprehensive plan and is intended to enable higher-density housing options on the city-owned parcel.
