GENOLA — The Genola Planning Commission on Aug. 7 approved three residential site plans and voted not to require a separate water study for the Veil Subdivision, decisions commissioners said will allow applicants to proceed with building permits and preliminary plat steps.
The commission approved site plans for a new home for Cody Christiansen at about 554 South 460 West in the Meek Meadow Subdivision, and for Brian and Shailene Schultz at approximately 90 North Sunset Lane in the Yule Subdivision. The commission also approved an accessory building for Ben Carson at 923 North 350 East in the Genola Meadows Subdivision with a single contingency: the applicant must add a scale to the site plan before final submittal.
Why it matters: the approvals clear steps needed before building permits or final subdivision filings; the commission’s decision not to require a standalone hydrology/water report for the Veil Subdivision will speed that applicant’s process but includes an instruction that applicants show how stormwater/runoff will be retained on their lots.
Details of the motions and outcomes
- Cody Christiansen site plan (Meek Meadow Subdivision, Plat A, Lot 8): motion made and seconded; commissioners voted in favor and recommended approval. (Transcript evidence: topic introduced at the start of the site-plan discussion and concluded with the roll call of “Aye.”)
- Brian and Shailene Schultz site plan (Yule Subdivision, Plat A, Lot 12; approximate address: 90 North Sunset Lane): motion made, seconded, and approved by the commission.
- Ben Carson accessory building (Genola Meadows Subdivision, Plat A, Lot 8; 923 North 350 East): approved with a contingency that the applicant provide a scale on the plan. The motion specified the contingency and commissioners voted in favor.
- Veil Subdivision water-report requirement: the commission voted that a water/hydrology study is not required for the Veil Subdivision in this instance. Commissioners also requested that plan submittals include clear information about how stormwater/runoff will be retained on each lot.
- Planning commission vacancy recommendation: commissioners discussed names to fill a vacancy on the planning commission and indicated they would forward recommendations to the mayor; several commissioners suggested forwarding applicant Ben Carson’s name to the mayor for consideration.
What commissioners said and next steps: planning staff will follow up on the Ben Carson scale contingency, will send maps and links related to floodplain and wetland designations to commissioners, and will compile nominations for the mayor’s appointment process.
No ordinances, statutes, or external permits were adopted at the meeting. Several items discussed (for example, whether secondary water meters must be relocated to the front of lots) reflect state or utility practices noted in discussion but were not resolved as formal policy changes at this meeting.
