Erin Abney, chief of current planning, said the Royal Estates (also described as Royal Manor) property is about 4.69 acres and is already zoned RLD 60, a residential low-density designation that carries entitlement for 60-foot-wide lots and minimum lot sizes tied to utility connections. Abney said civil plan review for that site completed in December 2024 and the project is moving forward with site clearing and civil permits. "Because the property is already zoned RLD 60, you're not going to see an orange sign or a bright yellow sign because they're not asking to change their zoning district," Abney said.
