The applicant previously presented a larger version; that earlier case was withdrawn after denials and lack of HOA approval. Staff also noted the property is visible from the street and the owner is discussing a front fence with their HOA that may reduce visibility, but HOA approval is not required by the city.
Commissioners asked about neighbor concerns, including prior complaints that roof runoff from the former carport caused water to flow into an adjacent yard; staff said a 10‑foot setback in the current design would reduce that risk. No vote was taken; staff said the applicant is pursuing HOA conversations and will provide the required plans for the public hearing.
