Staff presentation: Mike Barman, Nassau County Planning Department, said the applicant, Radiant LLC doing business as Rayonier Places and Properties, requested the extension because the developer had not obtained the required site work or building permit within one year of the development review committee approval on June 25, 2024. The site engineering plan approval is recorded as SP 24-014.
The property is located north of Pages Dairy Road and west of Chester Road in Commission District 3. According to the staff report read at the hearing, the plans cover mass grading for the Wild Oak Hammock development, and the requested extension is limited to a two-year period allowed under LDC section 5.07(f)(4) for cause.
Staff recommended approval; the record notes the applicant attributed the delay to construction schedule impacts from engineering design work on the PDP-4 amenity center. The agent listed on the record was John Michael Barkin of England, Thims & Miller (as recorded in the staff presentation).
The motion approved a two-year extension of the approved site engineering plan SP 24-014 for Wildlife/PDP number 4 Oak Hammock (as described in the planning packet). The county did not record a roll-call tally of individual votes; the board voted "aye" for all members present.
