Council approves property split for Moseman with conditions on setbacks and lot sizes

The Bicknell Town Council on Aug. 7 approved a subdivision boundary-line adjustment (property split) for Talmadge Moseman after the Planning Commission forwarded the item with conditions.
Planning Commission members told the council that the applicant had agreed to ensure a 6-foot setback from neighboring structures, to remove or alter certain sheds, and to document that each resulting lot would meet a minimum half-acre requirement. The commissions motion to forward the boundary-line adjustment said the north side of one building must be taken down or otherwise modified and that the applicant must provide drawings demonstrating the required setbacks.
At the council meeting the applicant and neighbors discussed the proposed line adjustments and the permanent consequences of changing lot configurations. A council member cautioned that once the town accepts a half-acre split, the town could not later approve a smaller parcel for the same property because that would violate the ordinance. The applicant acknowledged the conditions and said he would work with staff and the county to complete any related actions.
Council members moved and seconded a motion to approve the parcel split conditioned on the Planning Commissions requirements. The motion passed on a voice vote.
The council instructed the applicant to take required structures down or produce revised drawings showing the 6-foot setbacks and to file finalized documents at the courthouse.
