Commissioners said the residence and septic may be grandfathered but the application as presented was insufficient.
The commission approved several other plats during the same meeting: Tract A and Tract B from Government Lot 1 in the northwest corner of Section 30 (the two resulting parcels were about 7.09 acres and 20.64 acres), an auditors’ boundary adjustment that transferred about 3.6 feet of a neighboring parcel so all buildings sit on a single lot, and a plan of Auditors Lot Number 1 that resulted in a 2.84‑acre Lot 1.
County staff (referred to in the meeting as Josh) flagged the small‑lot submittal because the county’s agricultural zoning includes a minimum‑lot discussion and separate rules for properties not served by public water and sewer; commissioners said the packet lacked definitive evidence showing septic location, setbacks and whether the parcel qualifies as a farm residence or a nonfarm residence under county rules.
Where documentation was available, staff recommended approval and commissioners approved plats by motion and voice votes. One subdivision (the small 0.49‑acre lot) was denied or tabled until further clarity is provided and additional documentation is submitted.
The actions recorded: motions to approve the plats for Tract A/Tract B, the auditors’ lot boundary correction and the plan of Auditors Lot Number 1 were carried. Commissioners instructed staff to work with applicants on missing items for the denied submittal and to return the item to a future meeting once septic, setback and classification questions are resolved.
