The Planning and Zoning Commission on Aug. 4 recommended approval of a replat for 3 Creeks Ranch Estates Block A, Lots 1–10, and recommended approval of a waiver for a cul‑de‑sac length that exceeds the city's 400–600‑foot limit. The property is in the city's extraterritorial jurisdiction on the far west edge of the city's mapped area, staff said.
Planning staff told the commission the remainder of the plat conforms to city standards but that the cul‑de‑sac length exceeds the regulation. Staff recommended approval of the waiver "subject to approval of the waiver from council," and noted that City Council must act on the waiver request.
Applicants Michael and Crystal Willoughby were present but did not make remarks. Commissioners asked no substantive technical questions of the applicant and moved to approve the replat and waiver recommendation.
A roll-call vote was taken. Commissioners Martin, Deidrenette, Herman, Longmire and Stewart voted yes; Commissioner Walden was recorded as absent earlier in the meeting. The motion passed and will be forwarded to City Council for final action on the waiver.
Ending: The commission closed the item with staff direction to forward the recommendation and to notify the applicants of the council-level waiver requirement.
