Planning board backs abandoning 14-foot alley at 200 NE 4th St., with utility easement condition

The Pompano Beach Planning & Zoning Board on Tuesday recommended that the City Commission approve the abandonment of a 14-foot alley behind 200 Northeast Fourth Street, concluding the alley is not needed for municipal use if the applicant provides outstanding utility documentation.

City planner Maggie Barchevsky told the board the alley runs east–west between Northeast Second and Northeast Third Avenues for about 265 feet and was created by the Campbell and Saxon addition plat. Barchevsky said staff identified three outstanding service-provider letters; Florida Power & Light (FPL) subsequently submitted a conditional “no objection” and requested a recorded utility easement.

“The staff report states that there are three service provider letters necessary to be submitted. However, subsequent to the report, FPL submitted a conditional no objection,” Barchevsky said. She recommended approval subject to two conditions: the applicant must provide the remaining two no-objection letters, and the applicant must submit an executed utility easement instrument for FPL to be recorded if the commission approves the ordinance.

The applicant’s agent, Tara Patton, told the board she concurred with the staff report and conditions. No members of the public spoke on the item.

After hearing no board questions, a motion to recommend approval passed on roll call. The item will proceed to the City Commission with the two staff conditions in place.

Board members voting in favor included Tundra King, Paul Fisher, Gigi Dubek, Robert Hartsell, Carrie Ann Worley, Carla Coleman and Fred Stacer.
