The Trousdale County Planning Commission voted to forward a request to rezone a 5.5-acre parcel from A-1 to R-1 with a favorable recommendation to the county commission.
A representative for Earl Miller said he was present on behalf of Miller and explained the request: Miller is an older resident with health issues, and his daughter hopes to build a house on a subdivided portion of the parcel. "They're looking to rezone this to R-1 to be able to split it in half and her put a rest and something," the representative said.
Rosalie, planning staff, noted the parcel is shown as 5.5 acres in the TN PropertyViewer and that the intent is to subdivide into two lots; she said the applicants will need to address soils for septic and obtain required road frontage for each proposed lot. The planning commission voted to forward the request with a favorable recommendation; Commissioner Harper moved the motion and Commissioner Nohner seconded it.
Why it matters: Rezoning and subsequent subdivision would create a new residential lot within Trousdale County; staff flagged the need for separate septic systems and confirmation of road frontage and other technical approvals as part of later permitting and subdivision review.
