The commission issued a Negative 3 determination with conditions, including that the siltation (erosion‑control) barrier be inspected by the conservation agent before work begins and that any necessary revised plan be submitted to the commission prior to construction. The Board of Health had conditionally approved the septic upgrade; commissioners noted the proposed system is an advanced treatment system and is an improvement over the existing failing system.
- 135 Staple Shoals Road (NOI): The commission continued the hearing to Aug. 26, 2025. The owner is proposing a small addition, a deck, an upgraded septic system and removal of concrete stairs and patio to reduce lot coverage from 29.1% to 28.3%. Commissioners noted there is a Natural Heritage review outstanding, no DEP file number yet, and that work already occurred at the site without installed erosion control; staff instructed the applicant to stop and to install controls immediately.
- 1214 Morrison Way (RDA): The commission closed the hearing and issued a Negative 3 determination with the condition that the conservation agent inspect the siltation barrier and verify the dewatering control measures for a proposed replacement well. Commissioners said Natural Heritage jurisdiction applies but that the well installation is an exempt utility under Natural Heritage rules when properly sited and controlled. The Board of Health had approved the well work.
- 52 Clearpoint Road: Continued to Sept. 9, 2025; the wetland scientist for the project reported a motorcycle accident and the commission agreed it was preferable to continue rather than replace the wetland scientist midstream.
