Commission recommends changes to Paloma Trails commercial facades and directional signs for new 7-Eleven

The Planning and Zoning Commission on Aug. 5 recommended City Council approve a plan-development amendment for the commercial portions of Paloma Trails that adds permitted facade materials and allows directional signage at site entrances.
Planning Director Lisa Hannon said the original plan-development ordinance for Paloma Trails was approved in October 2022 and that the requested amendments apply only to commercial properties; staff recommended approval of PD25-0002. The amendment adds a list of acceptable facade materials for storefronts, canopies and roofing and allows two directional signs per entrance (maximum 6 feet tall and 32 square feet in area) intended to improve circulation and safety.
Brad White, representing Vicaro Ventures and the project developer, told the commission the changes are requested primarily to accommodate a new prototype 4,800-square-foot 7-Eleven store and its facade treatments. White said the prototype uses prefinished, vertically installed metal panels as a small accent on the front and sides of the building and that directional signs are proposed "purely [from] a safety standpoint" to help direct traffic into and out of the site.
Commissioners asked a few follow-up questions about metal panels and future multifamily phases on the site; staff said the large southeast parcel is zoned multifamily and no multifamily plans have been submitted yet. After brief discussion the commission voted to recommend approval to City Council.
The recommendation forwards PD25-0002 to City Council; staff and the developer said there are no other changes to parcel layout, wall signs, monument or pole signs beyond the directional signage allowance.
