Planning commission hears building-permit surge in residential construction

City staff reported to the Board of Adjustment and Planning Commission that the city has issued 95 new permits so far in 2025, with residential and miscellaneous permits making up the bulk of activity.
Kyle, a city staff member in the building department, told the commission the permits breakdown is 74 residential/miscellaneous, 14 new-construction residential, and seven commercial permits. He said residential permit valuation was more than $5 million to date this year compared with about $3.3 million at the same point last year. Commercial permit valuation to date was about $450,000 in 2025 versus roughly $17.6 million at the same point in 2024.
The commission was given several project examples: a recently completed bank that received occupancy and held a ribbon-cutting, ongoing work on a school theater that remains unfinished, and a cluster of quad units along Countryside that were permitted in December. Staff noted last year had been "our heaviest building year ever," and that 2025 may not exceed 2024 given the unusually large commercial projects in the prior year.
The update was presented during the commission meeting's staff reports; no formal action was taken on the permit totals. Commissioners asked routine follow-up questions about occupancy and project timing. Kyle invited members to reach out to the building department with additional questions.
The commission did not vote on new policies related to permitting during this meeting; staff indicated ongoing monitoring of permit trends for budgeting and planning purposes.
