MAPS Diversion Hub roughly 50% complete; board approves $40,307 change order

The MAPS for Citizens Advisory Board heard an on-site construction update Aug. 7 for the MAPS 4 Diversion Hub and approved Change Order No. 3 with Wind Construction Co. for $40,307.19.
Farooq Karim of Rees Associates told the board the 2.5-acre site between Ellison and Klein, near Linwood and Sixth Street, is “around 50% ish done with construction,” with the building envelope nearing closure and substantial interior steel framing in place. Karim said masonry, metal-panel mock-ups, electrical rough-in and mechanical work are progressing and that interior drywall and window installation will start in the coming weeks. “We expect the building to be weathered in, September,” he said.
The presentation included photographs of the main entrance, lobby, staff stair and second-floor staff workspaces. Karim described several coordination-driven changes captured in Change Order No. 3: adjustments to eight column bases, slab modifications to accommodate floor heaters, a beam extension at the main entrance, enhanced steel framing around an overhead door to the donation/storage area, additional openings to coordinate ductwork and roof drains, one elevator opening beam-height adjustment and two additional lintels above second-floor windows. He estimated the change order totals “just over $40,000” and said that represents about 0.2% of the construction budget; total change orders remain under 1% of the project budget.
Board members then recommended approval of Change Order No. 3. The motion passed.
Karim credited the contractor for recovery from a wet summer and thanked the City of Oklahoma City’s MAPS office, Diversion Hub staff and the Arnold Foundation for coordination. The board did not set a revised completion date beyond the earlier target of 2026.
