The Cody City Council on Monday approved the preliminary plat for the Temple View Minor Subdivision, a three‑lot single‑family subdivision, and granted related variances, city planning staff said.
Jennifer Kramer, planning staff, told the council the proposal includes a 10‑foot reduction in the single‑family front setback from 25 feet to 15 feet and a variance removing the requirement for alleys. Kramer said the subdivider must dedicate certain areas as city right‑of‑way and meet conditions listed in the staff report.
The project drew council questions about a private irrigation easement that serves the Riverside Cemetery District. Philip Bowman, staff, said the Nielsen family previously granted a private easement for an irrigation line that ties to the Cody Canal and that “with this plat ... the subdivider will need to relocate that existing private irrigation line and define a new easement for it.” Bowman said both the subdivision and a separately approved site development plan for the nearby temple property require the relocation and re‑establishment of the easement.
The council voted to approve the preliminary plat and attached conditions. Councilmember Lang moved to approve the item and Councilmember Centenary seconded; the motion carried. The transcript does not record a numerical roll‑call tally.
