Commissioners approve rezoning of 1.56-acre site near SR 200 from RM to CI in Callahan area

The Nassau County Board of County Commissioners on July 28 approved rezoning application R25-001, which rezoned approximately 1.56 acres at U.S. 1 (south of Roberts Road and north of Colson Road) from Residential Mixed (RM) to Commercial Intensive (CI).
Principal Planner Will Reiter presented the staff report. He said the subject parcel is at the intersection of Colson Road and U.S. 1, roughly one-tenth of a mile north of SR 200 and downtown Callahan. The property had previously been consolidated to meet frontage requirements for CI zoning; part of the former lots had been rezoned in a prior action. Reiter said the site currently hosts commercial uses including a pesticide contractor, fence contractor and storage yard, and that the rezoning extends an existing commercial node rather than creating isolated strip development.
Staff and the Planning & Zoning Board found the rezoning consistent with the comprehensive plan and applicable rezoning criteria. Reiter noted that any future development adjacent to single-family properties would be required to provide high-intensity buffers to protect residential neighbors. No public speakers opposed the rezoning during the quasi-judicial hearing. The board voted to approve the rezoning 5-0.
The rezoning requires matching future development to CI standards and any applicable buffering, landscape, and site-engineering requirements during permitting.
