Charlton board approves special permit to replace burned house at 140 Saundersdale Road

CHARLTON, Sept. 2 — The Town of Charlton Zoning Board of Appeals granted a special permit Tuesday allowing demolition of a deteriorated, partially burned house at 140 Saundersdale Road and construction of a new single-family residence on the same footprint.
Applicant Shawn Bush, representing AEC Construction, told the board the existing house is an early 1900s structure in poor condition and that the proposed new house will be built in the same location as the current dwelling. The building inspector/zoning enforcement officer described the property as a preexisting nonconforming lot by area; the board noted the house had a prior fire and is an eyesore in its current state.
Neighbors asked to review plans; one abutter, Kevin Moore of 141 Saundersdale Road, viewed the plans at the hearing and raised no objection. The board found the proposed single-family use is in harmony with the neighborhood and unlikely to adversely impact adjacent properties. After a motion and second, the board voted to grant the special permit and reminded the applicant of the 20-day appeal period and the need to record the approval at the registry of deeds.
The board recorded no unique conditions beyond the standard administrative instructions and said the proposal is an improvement over the current partially burned structure.
