The Town of Truckee council voted unanimously to introduce an ordinance to amend the zoning map and rezone 10449 Somerset Drive from Public Facilities to Low Density Residential (RLX), clearing the way for a proposed lot-line adjustment and merger with a neighboring residential parcel.
Associate Planner Chantal Bernberg told the council the parcel in question (created in the Glenshire Unit 2 subdivision as Lot A for the Glenshire Mutual Water Company) was sold years ago after the water company was decommissioned and that the current owner seeks to combine Lot A with a neighboring residential lot. Because the two parcels have different zoning designations, state and local procedures do not allow merging a split-zone lot; rezoning the Public Facilities parcel to RLX is a necessary precursor to a lot-line adjustment.
Staff and the planning commission found the rezoning would bring the parcel into consistency with the general plan's Very Low Density Residential land-use designation, posed no adverse public-health or safety concerns, and was suitable given surrounding residential development. The planning commission hearing on June 17 recommended approval by resolution; staff recommended the council introduce Ordinance 2025-006 to rezone the parcel and determine the project exempt from further CEQA review under CEQA Guidelines section 15305.
Council members had no substantive questions; the motion to introduce the ordinance was made, seconded and passed by roll-call vote: Council Member Romack — yes; Vice Mayor Klobstad — yes; Mayor Zabriskie — yes; Council Member Polavie — yes; Council Member Henderson — yes. The ordinance introduction allows staff to proceed with the lot-line adjustment process if subsequent reviews and ministerial steps are met.
