The Fort Thomas Board of Adjustment approved a 15-foot variance to allow an in-ground pool to be installed five feet from the rear property line at 61 Villa Grande Boulevard.
Applicant Nick Grama told the board the lot is the smallest in the subdivision (about 0.19 acres) and that a large, dedicated preservation easement and HOA approvals limit available placement options. Grama said the adjacent common green space and a neighboring fence mean the pool would not encroach on buildable parcels behind the property. “We have the smallest lot in the whole subdivided. It's 0.19 acres,” Grama said. He also said he had received neighbor and HOA support.
Board members noted the pool would not change the character of the area and that there is no planned development behind the property. A motion to grant the variance passed on a roll call with affirmative votes recorded. Staff will advise the homeowner on permit conditions and any HOA requirements.
The board’s approval allows the homeowner to move forward with construction under the granted dimensional variance; standard permitting and inspection requirements apply.
