The Planning & Zoning Commission unanimously approved a comprehensive‑plan amendment and a zone change to light industrial for a property along the Hard Rock corridor, where the applicant intends to build an office and a separate 10,000‑square‑foot building to support a commercial mechanical contracting business.
Jim Dewey of JDJR Engineers told commissioners his client, ServiceOne Mechanical (currently based in Irving), wants to relocate operations and build a roughly 3,000‑square‑foot office plus a separate 10,000‑square‑foot building for storage of materials used in the firm's commercial work. Dewey said the business serves large commercial clients and has operated for about 20 years.
Planning staff said the requested light‑industrial designation would align with surrounding industrial uses and recent development in the area, although the property is currently shown on the future‑land‑use map as commercial/retail/office. Staff noted required protections for adjacent residential properties: a six‑foot masonry screening wall abutting any single‑family zoning and compliance with light industrial building, landscaping and overlay standards.
Dewey said the applicant intends to comply with city standards and has no plan for retail sales from the site. Commissioners asked about employment growth; Dewey said the business would add crews and employees as it expands into the new facility.
A motion to approve the comprehensive plan amendment and zone change passed unanimously. Staff noted the applicant does not yet own the property; Dewey said the purchase is contingent on being able to use the site for the proposed industrial/contractor shop.
