The Grand Prairie Planning & Zoning Commission unanimously approved a planned-development amendment on Aug. 25 to add a funeral‑home use to MF‑1 (multifamily) zoning for property at 310 Southwest Third Street, allowing conversion of an existing church to a chapel and visitation space.
The change was presented by planning staff as a request to allow a limited funeral‑home use without a full rezoning. Staff said all intensive operations — removals, embalming and transportation — would remain at the applicant’s existing Irving location, and the Development Review Committee recommended approval.
Renee Sanchez, the applicant, told commissioners she is “the third generation of the industry” and said her family intends to operate the site long term. “I have a location in Irving, which I’ve been owning for about 15 years,” Sanchez said. She told commissioners the Southwest Third Street site would be used for services and visitation and that “none of this will be taking place at this location” in terms of body preparation.
Commissioner Ty Chapman asked whether the site would be used mainly as a chapel and whether embalming would occur there; Sanchez replied, “Correct,” and clarified that body preparation will remain at her Irving facility.
Commissioner Janie Adakari moved to approve the planned development per the DRC recommendation; Commissioner Ty Chapman seconded. The motion passed unanimously.
The approval adds a funeral‑home use to the site’s planned development overlay while retaining MF‑1 as the base zoning. Staff said that limiting the use through a planned development avoids a broader rezoning that could allow more intensive uses.
The commission did not approve any changes to removals or embalming at the Southwest Third Street address; those operations were described in the record as continuing at the Irving facility. The commission did not set additional conditions beyond the DRC recommendation.
