The Dawson County Board of Commissioners approved a rezoning request (ZA‑2506) to change 2.5 acres at 57 Harry Sosby Road from RA (residential agricultural) to RS (residential suburban).
Richard, the county planning director, told the board the property is at the corner of Harry Sosby Road and Black's Mill Road and currently contains an existing house. The application, submitted by Jonathan White on behalf of Brownhaven Homes, sought the amendment so the parcel could be subdivided to create a new vacant lot for a proposed house. Planning staff said the request is consistent with the comprehensive‑plan future land‑use map; the planning commission recommended approval unanimously and placed no conditions on the recommendation.
Nick Fasola, representing Davis Engineering and Surveying and appearing for Brownhaven Homes, said the total parcel is 2.5 acres and that the proposed division would create lots of approximately one acre each. Richard said the RA zoning requires a five‑acre minimum, and RS would limit future subdivision — under RS the site would be limited to one main single‑family house and would not allow a manufactured home.
Commissioner Stowers moved to approve ZA‑2506; Commissioner Bruce seconded. The motion passed with the board recording approval (transcript: “approved 3 up”).
