Dorchester 02 facilities committee receives progress report on construction and maintenance projects

Dorchester 02 Facilities Committee met April 14, 2025, to receive a multi-school update on capital improvement and maintenance projects, including schedule changes and near-term procurement steps.
Committee members were told that a precast concrete delivery for the Sand Hill addition experienced a production delay but had been scheduled for delivery that week and that staff would discuss recovery strategies at the upcoming OAC meeting. "They had a production issue, but that's being delivered this week," said the facilities director (Speaker 2).
The facilities director said Oakwood Middle School crews had installed five foundations and poured several foundation sections last week, and that teams planned to shift to the adjacent elementary school site to begin pad foundations once permitting is complete. "When they get through with the foundations at the middle school and the pad, we are, again, hopes of moving over to the elementary school site to start foundation the building pad foundations and build and, and the slab on that part on that addition," the director said. Completion dates shown in the presentation were December 2025 for the middle school and February 2026 for the elementary school.
Staff reported the high school gym renovation had come in over the budgeted construction estimate. The facilities director said the project team would "massage the scope" and revisit constructability to try to fit needs within available funding.
On smaller-scope work, Ashley Ridge’s phase 1 partition walls to create two classrooms have been submitted to OSF for review; staff characterized that work as a maintenance-type project because egress and fire alarm systems are already in place and said the two rooms could be complete in June or July. Roofing and exterior wall renovation procurement documents are being updated; construction documents for Oak Ridge Middle School’s exterior wall work are expected by the end of the month.
Multiple HVAC replacement projects are underway at several schools, with work described as roughly mid-phase on some contracts. The presentation included photos of completed roof unit replacements, newly installed security vestibules and ductwork replacement above a high school weight room and locker rooms. The team reported two large fresh-air units that had been down for about six years are now in place after a crane lift.
A spring-break painting and asbestos abatement effort at Austin Middle School was shown in before-and-after images; the presenter said roughly 16 classrooms, hallways, cafeteria and kitchen work were completed over the break and that crews were attempting to finish additional work before the summer construction season.
Staff said they will meet the Board of Architecture for project review on May 6 for the elementary addition and continue to submit construction documents to OSF for review. Several procurement items — door and hardware work, ceiling grid and lighting packages — were reported to be moving toward award.
The committee discussed adding clearer status categories to the proposed facilities dashboard (for example, differentiating work orders waiting on funding versus deferred work) so principals and school staff can see why requests are not yet completed.
The committee did not take any formal votes on project approvals at the meeting. Staff said they would return with updates at future facilities meetings and when Board of Architecture or OSF reviews are complete.
Ending: Staff will continue permitting, finalize construction documents, present at the May 6 Board of Architecture review, and return progress reports to the facilities committee in coming months.
