The City of Cody Planning and Zoning Adjustment Board on April 17 voted to recommend that the City Council approve rezoning a portion of Track C3 (including 335 Skyline Drive) from Rural Residential (RR) to Medium Low Density Residential (R1).
Mark Christensen of ADI presented the application and said the new request differs from a prior R2 application because R1 would not permit duplexes, addressing a concern raised during earlier review. The applicants were listed on the agenda as Eric and Glenn Nielsen.
Deborah Benton, a resident who testified during the public hearing, said she was in favor of rezoning to R1 and told the board she had submitted written comments to the council. No other members of the public testified in opposition at the hearing, and the board closed the public comment period after the required calls for comment.
After brief board discussion, a board member moved to recommend approval of the rezoning to R1; the motion received a second and passed by voice vote. The board’s favorable recommendation will be forwarded to the City Council for final action.
No conditions or variances were attached by the Planning and Zoning Adjustment Board at this meeting; staff noted that variances (for setbacks or similar plat matters) could be included on the subdivision plat when the applicants return with final subdivision materials.
The board adjourned its meeting after completing the agenda.
