Planning commission approves preliminary and final plats to combine Fianna Hills lot with former golf course parcel

The Fort Smith Planning Commission on April 8 approved both a preliminary and a final plat to combine Lot 368 with an adjacent portion of the former Fianna Hills Golf Course, creating a single larger parcel at 2016 Queensberry Way.

City planning staff presented the proposals and recommended approval, saying the proposed lot combination complies with applicable Unified Development Ordinance subdivision standards but must meet routine franchise and city utility easement requirements and, when applicable, submit survey, site and construction plans for building-department review before permits are issued.

The plats would allow the adjacent portion of the former golf course to be combined with the existing lot to form a larger single lot. Staff said subsequent construction would be subject to the city’s subdivision design and improvement specifications and must meet the engineering department’s review before the plat is released and filed with the Sebastian County Clerk’s Office.

There was no public opposition at the meeting. The commission first voted on the preliminary plat, which passed 7-0 in a roll-call vote. The commission then voted on the final plat; that motion also passed 7-0.

Both approvals included the staff conditions requiring compliance with franchise and city utility easements and submission of required surveys and construction plans prior to building-permit issuance.
