Argyle Nature Trail chair updates MDD on redevelopment interest, parking concerns at FM 377/407 corner

Steven Shannon, chair of the Argyle Nature Trail, updated the Municipal Development District on early conversations about redeveloping a property near the trailhead at the Highway 377 and FM 407 intersection to add parking and improve connectivity.
“We're engaging with the owners of that property to to see if we can find a solution that really works well for all the neighboring landowners, the park,” Shannon said, describing the site as a potential “front door to the nature trail.” He said added median work on Highway 377 — specifically a raised median from Cook to FM 407 — will make driveway movements more difficult and increase congestion for nearby businesses.
Shannon said parking will be a challenge for the park as usage grows and indicated he may return with a specific redevelopment plan, including cross access between Oak Street and FM 407 and additional parking to serve trail visitors. “I might be back, in the future to let you know, hey. We have an actionable plan to go forward with maybe redeveloping that site including cross access and, additional parking for, the benefit of the nature trail,” he said.
Board members thanked Shannon for the update and noted that redevelopment of the old corridor will involve multiple property owners. No formal action or request for MDD incentives was presented at the meeting; Shannon’s remarks were recorded as an informational update.
