According to planning staff, revisions of this nature normally require the developer to return for review, but because the changes do not alter engineering or right‑of‑way and because the plat has not yet been finalized, staff recommended handling the change administratively. “Arbor Homes … they are getting a large request, for 3 car garage, which is gonna do make lots wider,” staff said in the meeting. The commission indicated administrative handling was acceptable.
Why it matters: the revision reduces the total number of lots in the section and slightly increases green/landscaped area while aligning future house footprints with market requests for larger garages. Staff said the timing is appropriate because the section has not yet been platted and the plat will reflect the dimensional changes.
