Area Planning staff explained the property is a small quarter-acre corner lot where the house is centrally located, leaving limited space for a backyard when measured against the county’s corner-lot fencing rules. Staff recommended approval because similar privacy fences exist in the area, the proposed fence would meet the required eight-foot side setback (where applicable), and strict application of the ordinance would penalize the owner for having a smaller lot. Staff suggested a condition explicitly prohibiting the fence from extending beyond the front building line.
Petitioner Robin Wolkowitz said she has two dogs and wants to extend the existing fence for their safety; she confirmed she would accept the condition that the fence not extend beyond the front building line. No one spoke in opposition and no public remonstrances were recorded at the hearing.
Tony Ritzma moved to approve the variance with the three staff conditions; Doctor Lauck seconded. The roll call vote was unanimous in favor (6–0). The board will issue written findings of fact.
