Council approves revised preliminary plat and rezoning for Pine Creek Woods subdivision

The Omaha City Council approved a revised preliminary plat and associated zoning actions for Pine Creek Woods, a proposed subdivision southwest of 156th and Potter streets. The developer presented a plan for 21 for-sale single-family lots and a two-acre R6 parcel; the planning department recommended approval subject to conditions, and the applicant said they could comply with the department’s 21 comments.

Doug Walter of E&A Consulting Group introduced the plat on behalf of the developer and said the team had reviewed the planning department recommendation report and could meet all 21 comments. Charlie Sullivan, listed as the project developer, was present to answer questions.

Council members took no further substantive amendments at the meeting and voted to approve the revised preliminary plat and related actions by roll call (7-0). The approvals included the rezoning needed to implement the plat and the planning board’s recommendations.

The developer described the project as a small-lot, for-sale subdivision intended to add single-family housing supply; in the public record the planning department report and developer remarks remain the basis for next steps, including final platting and infrastructure coordination.

The council’s approval advances the project into final plat and permitting stages; engineering, public-works and utilities coordination will follow to support construction of streets and services.
