The first permit reviewed (BD2500455500), a proposed 40-square-foot illuminated monument sign intended for the south facade, was withdrawn by the applicant after multiple board members said the monument-style design read more like a Brickell shopping-center sign than an expression of Wynwood's street-level, artistic character. A planning staffer and members of the panel recommended the project team revisit form, location, and materiality; the applicant agreed to withdraw and resubmit a revised design.
The remaining four applications were for blade and wall-mounted building-identification signs. ModuleX representatives Agustin Arias and Andres Pena described a color-coded signage family (residence/office/retail) and specified materials (aluminum structure, acrylic push-through letters, 4,000K LEDs, concealed electrical access panels). The committee approved the blade sign for the residential entrance (motion carried unanimously) and two internally illuminated wall signs for the Wynwood Plaza identification and offices. For one plaza-facing wall-mounted sign (permit BD25003448001, interior patio elevation), the committee approved the sign with a condition that the applicant explore anchoring and mounting methods so the sign reads as a permanent, contextual element rather than an applied panel; the board noted the installation detail should avoid an appearance of a temporary or "cartel" stuck onto the facade.
Board members repeatedly emphasized the importance of ground-level scale, visual weight, and how signs integrate with cladding and pedestrian sightlines in Wynwood. The project team said most electrical and mounting elements will be concealed and that the tenant logos will likely be black-and-white in practice, with the project's color palette used for wayfinding elements. Staff said each approved sign will receive a separate resolution attached to its building permit so conditions can be enforced during inspection.
Outcome: one monument sign withdrawn; four separate permits approved (three approved as presented; one approved with a condition to revise anchoring/mounting). Staff will process separate resolutions for each permit and follow up with applicants on the withdrawn monument and the anchoring condition.
