Planning commission approves preliminary plat for 1348 Barber Drive

The Carbondale Planning & Zoning Commission on March 13 unanimously approved a motion to adopt Resolution No. 2, granting preliminary and conceptual plat approval for a subdivision at 1348 Barber Drive.

Staff told commissioners the commission had previously directed the applicant to proceed with “option B,” an alignment that produced irregular lot shapes. The resolution adopted by the commission incorporates language and conditions tied to that option and was presented as the step that allows the applicant to pursue final plat revisions and then a final plat application to the Board of Trustees for final approval.

In the presentation, staff said the outstanding tasks are minor plat edits by the surveyor; the applicant’s representative confirmed lot-area numbers were submitted the morning of the meeting and that survey corrections remain to be finalized. Commissioners discussed the possibility that minor lot-line adjustments could be handled administratively between staff and the applicant; staff said such minor edits would preserve the intent of the preliminary plan and would not be an impediment to moving forward.

Applicant representatives participating in the meeting indicated they were comfortable with staff’s recommendations and with how prior Planning & Zoning discussion had shaped the proposal. There were no public speakers on the topic.

The commission took a motion to approve Resolution No. 2; the motion was moved by Jared Morck and seconded by Jeff Devlin. The vote was recorded as unanimous and the chair announced the motion carried.

Next steps specified in the meeting: the applicant will submit final plat revisions (survey corrections and minor edits) and then apply for a final plat, which, if complete, will be considered by the Board of Trustees for final approval. No dates for the final plat submittal or Board of Trustees review were specified at the hearing.
