Commission approves minor plat for one-lot single-family home at 950 Mackenzie Road

The Balch Springs Planning and Zoning Commission approved a minor plat on April 17 to subdivide 950 Mackenzie Road into one lot and allow construction of a single-family dwelling.
Staff presented the request, saying the property is vacant and is surrounded primarily by single-family lots. The proposed home was described in staff materials as approximately 3,400 square feet with three bedrooms and two and a half bathrooms; staff said the lot meets SF-6 zoning standards and setback requirements and that the city's future land use calls for low-density residential uses.
Planning staff also told the commission the Mackenzie Road lots on the Balch Springs side do not have a city sanitary sewer connection; the proposed home will rely on a septic system and existing Balch Springs water service. Staff said septic permits are handled by Dallas County.
Commissioners asked clarifying questions about sewer service in the area and whether adjacent newer subdivisions are on Mesquite sewer lines; staff responded that larger new subdivisions in the area connected to Mesquite sewer via an interlocal agreement but that lots in the immediate location of 950 Mackenzie are served by individual septic systems.
Commissioner Adams moved approval; Commissioner Forch seconded. The motion passed on a recorded vote with Commissioners Forch, Carroll, Gardner, Comstock and Adams voting yes.
