Beavercreek — The Beavercreek Planning Commission approved Case S25‑6, a replat that divides the Beavercreek Town Center parcel into two lots: a 7.312‑acre parcel to include Kohl's and its corresponding parking, and a 2.062‑acre parcel containing other tenant spaces and parking.
City planner Colin Carville presented the plat. Carville said the site remains within the Town Center PUD (Mixed PUD 93.4) and that the lot split does not change the PUD’s cross‑access arrangements; any changes to the overarching PUD or to shared parking and circulation would require separate review and likely a major modification.
A commissioner asked about the parking area north of Kohl's and whether the split obligates the applicant or the city to add new circulation between the newly created parcel and adjacent parking. Staff replied that the plat does not require new circulation changes and that any future modifications to parking or traffic would be governed by the PUD’s existing approvals and would require additional review.
Staff recommended approval subject to three conditions; the commission approved the plat by roll call vote 5‑0.
