The Planning Commission approved conditional-use requests for a commercial building proposed at 800 West State Street (application CEP25‑08). The applicant, Coral Close Entertainment (agent: Chase Stratton), asked permission both for a metal building and to exceed the city's 35‑foot average‑roof‑height standard; the proposed peak height reaches about 44 feet and averages roughly 36 feet.
Commission discussion compared the proposed structure to an adjacent cinema that peaks at roughly 40 feet. Staff and the applicant said the overall massing and elevations are consistent with neighboring commercial uses and that material and color details (stone/brick/trim areas) were submitted; the applicant indicated the final color palette may be adjusted and that design elements beyond the metal roof would include finished facades and stone/brick accents.
No significant public opposition was recorded at the meeting. Commissioners asked about interior uses; the applicant said the second level contains service/storage and no public climbing wall or similar vertical feature was planned. The commission conditioned approval on submittal of final site and color palettes consistent with city design standards and noted that conditions usual to conditional use approvals apply.
Motion and vote: The commission approved CUP25‑08 (conditional uses for a metal building and height exceedance); the motion passed on a recorded affirmative vote.
Next steps: Staff will process final site documents and building permits after the applicant submits final color and material samples and any required site‑work revisions.
