The Hooksett board granted a special exception (Z25‑2) to allow Vladimir Krasinski to change the use of 51 Londonderry Turnpike (Map 4 89 Lot 6) from industrial to commercial. The approval permits the applicant to operate a showroom and a general‑contracting business (kitchen/bath/window work) and to lease space to a car‑detailing business that primarily serves dealerships by appointment.
At the hearing the applicant described the 10,248‑square‑foot building, built in 1984, as long vacant and deteriorated. He and board members said returning the building to active commercial use would improve the site, eliminate dumping and be compatible with surrounding commercial and light‑industrial uses along the corridor. The applicant said deliveries would be occasional and that no hazardous materials would be stored on site.
Board members reviewed the site’s history (previously used commercially before rezoning) and a market analysis the applicant provided showing comparable commercial properties nearby. The board found no factual evidence that the proposed use would reduce surrounding property values or create a nuisance or hazard. Members noted that the building will be required to be brought up to code before occupancy.
A motion to approve the special exception was made and seconded; the board voted by voice and the motion passed unanimously. The board waived a formal site‑walk requirement after members confirmed they were familiar with the property and the application. The applicant thanked town staff and estimated he would pursue necessary paperwork and building repairs promptly.
