Cooper City magistrate closes most code-enforcement cases, certifies several administrative fees

Special Magistrate Angel Petty Rosenberg presided over a Cooper City special magistrate hearing on code-enforcement cases on April 2, where staff reported several properties were now in compliance, administrative fees were certified in multiple matters and one case was reset for improper notice.
The hearing matters ranged from a dead tree and overgrown lots to unpermitted fences and abandoned vehicles. City staff told the magistrate that most cited properties were either now in compliance or had paid citations; where administrative fees or fines remained unpaid, the magistrate certified those amounts for collection with specified due dates.
The most immediate outcome involved the first case on the docket, Case No. 242645 (Kurt Kaiser, 10260 SW 40th Manor). Code enforcement inspector Daniel said the previously cited dead tree had been removed and he uploaded a photograph showing compliance. The city withdrew the case from the hearing and staff said no administrative fee or fine would be charged.
Other outcomes included: certification of fines and administrative fees against properties operated as Kosher Homes 5110 Cooper City LLC at 5110 SW 101st Avenue (two separate citations) and certification of administrative fees in cases involving residential maintenance violations where owners had corrected the issues but had not paid previously ordered administrative fees. One case involving an unpermitted fence (Case No. 250190, Jennifer Ozcotegui, 3500 NW 90th Avenue) was reported as complied after the owner obtained a permit on March 27.
One matter, Case No. 6041 (Richard Lavendero, 30 SW 50 Court), was reset to the May 7 hearing date after staff said the case had not been properly noticed and no one appeared in person.
Staff also advised the magistrate that citations for abandoned or unregistered vehicles at 12171 SW 50 Second Court (Case Nos. 6062 and 6064) had been paid and those cases were marked closed. For multiple cases where compliance was achieved earlier but the administrative fee remained unpaid, the magistrate certified the outstanding administrative fee of $150 for collection.
The hearing record shows notices were sent by certified and regular mail to addresses on the property appraiser’s website in most matters. Staff indicated photos and records were uploaded to the file in several cases; the magistrate directed staff to update the records to show compliance where applicable. The special magistrate concluded the session and the court recessed to reconvene at 9:45 a.m.
