The Oldham County Board of Adjustments on April 17 approved a conditional use permit for an owner-occupied short-term rental at 6620 Blahannon Lane, resolving a case that had been tabled from the previous meeting.
The board voted to take the item off the table and then approved the permit with standard conditions, including compliance with Oldham County’s short-term rental regulations, requirement to obtain a short-term rental permit before renting, and automatic revocation of the conditional use permit upon sale or transfer of the property.
Planning staff told the board the application had been tabled last month to allow the applicant to provide additional proof of primary residency. The applicant later submitted a Kentucky driver’s license, a water bill and a concealed-carry permit listing the property address. Staff described the property as two structures — a main house with three bedrooms and a barn with two bedrooms — and said the combined use requires six parking spaces. “It requires 6 parking spaces, which there's plenty of parking,” staff said.
Chelsea Bramwell of Bramwell Law Office, representing the applicant Quality Real Estate and member Bob Downs, told the board the additional documents had been placed on the record. “We don't have additional testimony, just, those additional pieces of evidence of residency that we put on the record,” Bramwell said.
Board members discussed whether to include an explicit condition that the owner maintain the property as a primary residence; staff noted annual administrative checks already require documentation of residency. After discussion, a board member moved to approve the conditional use permit based on findings that the proposed use is compatible with the comprehensive plan and neighborhood character. The motion carried and the board announced the item approved.
The board recorded the approval at the meeting and moved on to the next docket item.
