The Historical and Design Review Commission on April 16 voted to continue consideration of a proposed 500‑square‑foot accessory studio at 238 Lovera Broward to allow the applicant and staff to meet and refine the design and materials.
Applicant Tomas Villanueva and the property owner described the studio as a workspace for an artist and said taller interior wall height and narrow, tall windows were important to the studio function. Staff and several commissioners noted the need to reconcile the applicant’s desire for tall windows and a particular roof material with district guidelines; neighbors raised concerns about potential future residential use and impacts to on‑street parking in a voicemail left for the commission.
Commissioners recommended an informal meeting between staff and the applicant to develop alternate materials and roof options that better align with the district’s character. The commission then moved, seconded and approved a motion to continue the item and direct staff to meet with the applicant to provide guidance and return at a future meeting.
