Joseph Smith of GMS Architects presented the revised design, saying the team reduced the garage scale, changed a stone base to brick and adjusted window spacing to better match neighborhood scale. Staff recommended approval with conditions including larger separations, reducing lot coverage below 50 percent and materials compatible with the district.
Several nearby residents left voicemail comments in support of the project; one speaker said the design would be a benefit to the neighborhood. The applicant confirmed the design changes and said the team will provide final surveys and material samples as requested by staff.
Commissioners thanked the applicant and neighbors for outreach and approved the conceptual request by roll call. The commission’s approval requires the applicant to return with final materials and documentation that meet the staff stipulations before building permits are issued.
