Iron County commissioners voted to approve a zone change for approximately 63.15 acres near the Cedar City Exit 51 interchange, changing the parcel from Agricultural RA‑20 to Commercial C. The motion followed a staff presentation and a public hearing in which no members of the public spoke.
Planning context: County planner Reid Erickson told the commission the site is adjacent to existing commercial zoning and offers excellent interstate access and exposure. He noted the primary constraint for near‑term development is the lack of central water; future commercial development likely will require private or converted public wells or extension of a Conservancy District service.
Action taken: The commission declared the public hearing closed, accepted the planning commission’s recommendation for approval, and approved the zone change by voice vote.
