Council refers auto‑service limited‑use amendment and West Orchard rezoning for food truck to planning commission

Limited‑use criteria for automotive services: Committee members discussed a request from Dynamic Auto Glass to amend limited‑use criteria to allow their business to locate at 8123 Greenfield Avenue. Staff described the item as discussion‑level and recommended referring any required zoning adjustments to the Planning Commission. A council member moved to refer the item to the Planning Commission and that motion passed.

Rezoning at West Orchard Street for food service: The committee also considered a proposal to rezone a small lot in the 6900 block of West Orchard Street from RC (residential) to C‑2 (commercial) to allow a food service operator (the Iron Pig food truck / Leon Schwartz) to operate a smoker on site. Staff described that the lot is currently used for parking and contains a refuse container serving an adjacent property. Members noted rezoning would trigger a site plan review to show where the smoker would be sited and could introduce screening, landscape, curb and gutter or other requirements. The committee moved to refer the rezoning to Planning Commission; a site plan and collaboration with the health department would be required if the Planning Commission advances the matter.

Both items were advanced to the Planning Commission for more detailed site plan, landscape and public‑notice review before any ordinance or map amendment returns to the Common Council.
