Planning commission recommends special permit for substation expansion and rezoning at 2200 Mistletoe

The first item is a special-permit request from an electric-delivery company to expand an existing substation property at 3821 North 20th Street in the Cedar Ridge neighborhood. Peters said the substation currently occupies roughly four lots and the expansion would extend onto two adjacent lots (about 1.2 additional acres). As part of the proposal the company would replace the existing chain-link fence with a masonry screen wall and add landscaping to meet screening standards.
The second item is a rezoning request for a property at 2200 Mistletoe Avenue, shifting zoning from R-2 (two-family residential) to O-3. Peters said the change follows Texas Department of Transportation work on the I‑35 frontage and that the property now fronts the interstate; the requested zoning was described as compatible both with the frontage and with the nearby residential area.
Peters said staff did not receive opposition from nearby neighbors and that both items are on the council’s agenda for the evening’s regular meeting.
