The San Francisco Conservatory of Music presented a proposed student housing project at 200 Van Ness (near Oak Street) that would construct a 113-group dormitory to accommodate approximately 420 students, the board heard on Jan. 30. The conservatory described the project as a way to free market rental stock by housing students on campus-related property.
Supervisor Jane Kim introduced the project and said the conservatory agreed to measures intended to prevent displacement: the site contains 27 rent-controlled units and the project sponsor agreed to provide 27 replacement units on-site for existing tenants and to cover temporary relocation costs during construction. Kim told the board that the project includes new performance and rehearsal space and secured neighborhood engagement with local associations and the Van Ness Neighborhood Corridor Council.
Kim and staff emphasized the conservatory’s commitment that “not a single resident gets evicted or displaced” as a result of the project and that tenants will be able to return on completion. Planning staff and OEWD representatives were acknowledged as working with the sponsor on mitigation and community benefits.
No land-use approvals or final votes were taken at the Jan. 30 meeting; the item was introduced for further review through the planning process and negotiations with affected tenants.
