The Allentown City Planning Commission approved the preliminary/final land‑development plan for Dual Temp’s expansion at 2050 South Twelfth Street, subject to resolution of standard staff and departmental comments.
Planning staff described the proposal as demolition of three existing structures and construction of a three‑story office building (about 16,740 square feet) plus a single‑story storage building (about 12,300 square feet), new interior drives, pedestrian walkways, landscaping, lighting and storm‑water management. Staff advised avoiding long stretches of blank walls on storage buildings and suggested locating accessible parking closer to the office where feasible; staff said it did not object to the elevations.
Kevin Markle of Barry, Isett and Associates, representing the applicant, said Dual Temp had occupied the site for decades and proposed to consolidate storage and modernize operations: “They’re looking to basically expand their current business. They’re outgrowing their current facilities… They’re just looking to upgrade their office facility, allow for some future expansion in the next few years, and consolidate their storage.” He told commissioners the applicant had obtained a zoning hearing‑board variance for disturbance of existing man‑made steep slopes and had received Lehigh Valley Planning Commission concurrence on planning and stormwater review. He said utilities and permits are under review.
Commissioners supported the proposal. One commissioner suggested adding voluntary buffering or evergreen plantings behind a zone where the applicant proposed larger vehicle parking; another suggested a small outdoor seating area for employees. The commission’s motion approved the project conditioned on addressing all comments in the city’s staff and department review letters.
The motion carried on a voice vote; no roll‑call tally was recorded in the transcript. Staff will require the applicant to address outstanding zoning, public‑works, shade‑tree and other departmental comments before formal sign‑off and recording of final documents.
