The Planning and Zoning Commission unanimously approved an amendment clarifying that outside storage may be allowed as an accessory use within portions of Planned Development District 69 (Midlothian Business Park) subject to screening and operational limits.
Mary (planning staff) explained the PD already allowed outside storage in some contexts but that language in a recent PD amendment created confusion by also containing prohibitive language. The proposed change clarifies that outdoor storage (for example, trailers or pipes) may be permitted in designated areas to the north side of buildings provided the storage is screened, limited to eight feet in height and not located within 75 feet of the right‑of‑way of Highway 67 or Miller Road.
Applicant Matt Walker said the use is intended to allow an industrial tenant to store product used in their operations; he described the storage as operational and not a retail‑style outdoor display. The applicant also presented screening examples that include evergreen shrubs and tubular steel fencing to screen storage from Challenger Drive and to prevent visibility from Highway 67.
Commissioners voted to approve the clarified language; staff said the amendment accomplishes the original 2014 PD intent while maintaining visual screening from major roadways. No public opposition letters were received in the mailed notices and the approval was unanimous.
