The Granbury Planning Zoning Commission on Monday approved a zoning change that will allow a remaining strip of Lot 14 at 301 Kings Plaza to be combined with Lot 15 and rezoned from Interim Holding to Heavy Commercial. The change was requested to align the small parcel with the existing People Helping People property and enable the nonprofit's planned move of food-distribution activities.
City planning staff explained the parcel was a remnant from a prior right-of-way acquisition and that infrastructure and the current commercial designation in the future land use map supported the request. Staff mailed 23 property-owner notices within 200 feet and published notice in the Hood County newspaper on March 29; staff reported zero letters in favor or opposition at the time of the hearing and recommended approval.
A representative identified as Hewitt told the commission he and Anthony (Antone/Antone) were available to answer questions and said, "we plan on moving our food distribution into that area that we have presently right across the street." He gave a street address for his representation and said the rezoning would align that leftover parcel with the rest of the People Helping People site.
Commissioner Moore moved to approve the zoning change request; Commissioner Hayes seconded. The motion carried on a voice vote.
Staff noted the proposal would slightly increase the city's supply of heavy-commercial land but would make the People Helping People property contiguous and not require new utilities or school capacity since the parcel is already improved.
The zoning change was approved and the associated plat (King's Plaza addition) had been conditionally approved pending the zoning decision.
