The East Ridge Planning Commission approved April 14 a request to rezone the property at 6419 McCall Road (tax map ID 169ED005) from R-2 duplex district to C-4 Planned Commerce Center District, incorporating the parcel into the Gateway development.
Planning staff summarized that the parcel is compatible with adjacent mixed suburban uses and that required landscaping, parking and lighting mitigation will apply to limit nuisance impacts. Staff recommended approval.
Neighbors attending the meeting raised traffic concerns on McCall Road and nearby Spring Creek Road, asking whether the rezoning would allow egress onto subdivisions such as Lansdale Park, Sherwood and Nottingham. City staff and developer representatives explained that rezoning is a land-use decision and that curb cuts, access points and detailed traffic mitigation are determined later through site-plan submittal and permitting. The developer said planned internal connectivity relied on existing and pending roadwork, including widening of North Mac Smith, and that the McCall parcel would be integrated into the larger Gateway development. Staff noted some road-widening and traffic-signal planning are already underway as part of broader infrastructure work.
Kenny Custer of Star Community Builders described the parcel as the final small acreage to fold into the development and said the developer’s intent is to continue the larger Gateway masterplan. He said that whether the parcel ultimately includes egress onto McCall Road will be confirmed during separate design and permitting reviews.
Commission Member Howe moved and Commission Member Witt seconded the motion to approve. On roll call the motion passed with Vice Chairperson Howe, Commission Member Williams, Commission Member Witt and Chairperson Tuggle voting yes; Commission Member Cornelius recorded an abstention.
The rezoning enables the developer to proceed to site-plan design and engineering reviews where access, stormwater, utilities and traffic mitigation will be addressed.
